Dockyard Berlin: Sophisticated fire safety for innovative architecture

The Dockyard Berlin project has resulted in the creation of an architecturally and technically exceptional office complex in Berlin’s Osthafen, built using a hybrid timber construction method.

Our experts from the Fire Safety Department in Berlin were responsible for the fire safety planning of this challenging timber-hybrid structure.

The aim was to combine maximum safety with high architectural quality and economic efficiency. To this end, we developed, amongst other things, an evacuation simulation with various scenarios to determine the optimal layout of circulation areas within the building. At the same time, we were able to define the maximum permissible occupancy levels and the required stairwell widths in a way that was both cost-effective and safety-oriented.

Another key element was the development of a natural smoke extraction concept. By identifying sections of the façade that could be opened – based on computational analyses – it was possible to dispense with a costly and high-maintenance mechanical smoke extraction system. In collaboration with Tchoban Voss Architects and Prof. Dr Sven Huismann, an innovative façade solution was developed featuring lateral ventilation gaps for smoke extraction – whilst still meeting stringent requirements for sound insulation and flexibility of the lettable space.

In combination with the comprehensive fire detection, alarm and automatic extinguishing systems, it was possible to create spacious, contiguous areas of high design quality.
